When we were invited to design a playroom for a new luxury development in the Bronx, we had one goal: to create a space that felt just as considered, elegant, and family-focused as the rest of the building.

The result? A 1,400 square foot indoor playroom that blends imagination, function, and elevated design and that’s already helping units lease faster.

What We Designed

This wasn’t an empty room filled with off-the-shelf toys. It was a fully custom environment fabricated in-house by our New York team designed to serve both kids and parents with intention.

The space includes:

  • A dedicated imaginary play area paired with a soft play zone designed for toddlers to safely crawl, explore, and interact

  • Custom play structures with a slide, offering active fun for older kids within a safe, indoor setting

  • A quiet library nook, perfect for story time or solo play

  • A built-in parent lounge with a mounted TV and modern seating

  • Natural finishes and soft colors that complement the building’s aesthetic

  • Open sightlines throughout, so parents can relax while staying connected

Every element from the flooring to the cutom lightning was crafted to create a cohesive, family first experience.

Why 1,400 Sq Ft Made All the Difference

In this case, 1,400 square feet gave us room to create a truly immersive play environment without feeling overcrowded or tacked on. It allowed for separate zones, layered textures, and the freedom to move comfortably through the space.

That’s the sweet spot we recommend for larger residential buildings. It’s enough room to make an impact without taking away from rentable square footage.
